Valuation Methodology
We utilize three widely accepted approaches to arrive at our assessed value:
Market Approach
This method involves analyzing prices recently paid for similar assets. Adjustments are made to these market prices to account for the condition and utility of the appraised assets in comparison to the market. This approach is particularly useful for assets with an established secondary market.
Cost Approach
This method considers the cost to reproduce or replace the appraised assets in new condition, according to current market prices for similar assets. Allowances are made for accrued depreciation or obsolescence due to physical, functional, or economic factors. This approach is generally the most reliable for assets without a known secondary market.
Income Approach
This method involves converting expected periodic benefits of ownership into an indication of value. It is based on the principle that an informed buyer would pay no more for a project than the present value of anticipated future benefits (income) from a similar project with a comparable risk profile.
